Hello Neighbors:
First, we want to personally thank the 64 residents who voted. The following is a breakdown of the results:
Total Lots | 100 |
Lots not in Good Standing | 10 |
Total Lots Eligible to Vote | 90 |
Required per the Bylaws for the Amendments to pass(66 ⅔ X 90) = | 66 ⅔ Yes votes 60 Yes votes to pass Amendments |
Yes Votes | 16 |
No Votes | 38 |
Ineligible Votes | 10 |
Unfortunately, the proposed Bylaw Amendments did not pass.
With the intention to begin a second round of voting after revising the Proposed Bylaws further, we have already contacted several residents who voted NO for more specific feedback. This is just a preliminary sample. From this, a few of the concerns most shared are (1) 21-foot commercial vehicle clause (2) the Board has overreaching powers (3) concerns about Board policy and procedures that are not related to the actual Bylaws.
Our goal is to address these concerns and others not yet submitted by making adjustments to the first draft of Bylaws.
All involved must be willing to move forward by understanding that there are one hundred lots with one hundred different opinions. We will have to work together!
We wanted to address the group of “concerned citizens” that went door-to-door to campaign against the Bylaws. Back on May 2nd when we hosted our community Zoom call with the attorney, at that meeting, it was stated that the feedback window would be open for two weeks. During the two-week window, the Board did not receive one single comment either positive or negative through email, phone, or in-person. After that window of time, we instructed our Attorney to make the final voting packet and we emailed and USPS it to every resident. Where was the group of concerned citizens during this two-week window when everyone had an opportunity to give feedback so that the draft could be changed at that time? Was their agenda purposely to get these Amendments to fail? Did they purposely want to waste the associations’ money?
We are asking all residents to email us with your specific concerns about the last round of Proposed Bylaws. When emailing, please include the Bylaw Article Number and Section Number and explain your specific concern or complaint along with if you have a suggestion for revision.
Aside from you being able to directly send your feedback, the Board is also working on constructing a survey that will be sent to residents. Once all of this data is collected, we can set a date for another Zoom meeting for more proposed changes.
Finally, we are calling upon the other 36 residents who did not vote to please participate in this next round of discussion and voting.
Even the group of “concerned citizens” agree the Bylaws need updating!
